Commercial Leak Detection and Water Efficiency Audit – Major Retail Centre, Perth WA

Background

Majestic Plumbing was engaged to carry out a detailed water loss investigation across multiple tenancies at a major retail centre in Perth’s northern suburbs.

Using data logger technology, we reviewed consumption patterns for several large-capacity meters onsite and conducted site-specific inspections to identify causes of persistent water loss and inefficiencies.

Our inspection and data logger review identified significant water loss linked to the site’s cooling towers. The fill valves were constantly running due to a broken valve, with a recorded minimum water loss of up to 74L/min at off-peak

For over a year, the water meter had not recorded a zero reading, with peak usage between 6:30–7:15 pm and medium peaks during operational hours. We worked around the clock to idenitify the water loss. 

Findings & Action:

Broken fill valve was identified as the source of high water loss.
Site’s mechanical services contractor replaced the failed components.
Data loggers began registering 0L/min, confirming resolution.

Conclusion 

Following targeted repairsand water saving installs to various tenancy-related leaking fixtures repairs and cooling towers, we have observed a substantial reduction in water usage. The immediate concerns contributing to water loss were addressed, and no further leaks reported. Successfully received 0L/min loss at off-peak readings, a significant improvement in water consumption management at the facility.
