Emergency Leak Detection & Repair – Commercial Property, Wembley WA

Background

Majestic Plumbing has an established partnership with a leading Perth-based real estate and property management company, providing ongoing plumbing and gas services to a wide range of commercial assets across the metro area.

Our client contacted us regarding a serious issue at a commercial complex in Wembley. Tenants had reported a large puddle forming near the stormwater infrastructure on the property—a safety risk due to regular traffic. Urgent attention was required to prevent damage and hazards.

Investigation & Findings

Our Service Coordinator dispatched a technician to site the same day. Initially, the tenants believed the issue was caused by a blocked stormwater drain, however it was quickly identified that the cause of the water pooling was not related to a drainage issue, but rather a burst water service.  Complicating the diagnosis, the water meter was faulty and not registering flow, requiring non-invasive leak detection technology to confirm the presence of a leak.

Using acoustic leak detection equipment, our technician was able to successfully identify and pinpoint the exact location of the burst pipe under the asphalt surface. The damaged section was excavated, exposed, and replaced. Following this repair, pressure testing revealed a second burst within the system.

The area of the first was backfilled with new road base and compacted to prepare it for the upcoming asphalt repairs. To ensure the safety of all bodies on site, the site was secured with safety barriers.  

Secondary Burst & Tracer Gas Investigation

While the initial excavation area was compacted and secured with barriers, our team conducted additional leak detection. Acoustic methods were unsuccessful for the second location due to interference, so tracer gas detection was deployed. This method led to the successful discovery of the second burst under a garden bed.

With approval from the property manager, landscaping was carefully removed to access and repair the pipe. Once completed, the system was re-pressurised and confirmed operational.

Outcome
